Full home inspection, available on request
The eight areas a home inspection covers
- The structure
- The electrical system
- The HVAC system
- The roof covering
- The plumbing system
- Interior components
- Exterior components
- Site conditions that affect the structure
These are the eight areas named in s. 468.8311(4), Florida Statutes. A home inspection is a limited visual examination of what’s installed and readily accessible in those areas, and the written report gives our professional opinion of the condition of the home.
Anything outside those eight areas is a separate inspection by a qualified contractor or inspector
A home inspection doesn’t include the inspections below, and we aren’t responsible for them. If you need one, it’s your responsibility to retain that contractor or inspector, or we can retain one for you at an additional cost.
- Mold. If there’s mold, you’ll need to retain your own mold inspection.
- Radon. A radon inspection is separate.
- Asbestos. An asbestos inspection is separate.
- Well systems.
- Drain fields.
- Pools and pool equipment.
- Foundation issues. Those need an engineer.
- Soil. Soil sampling needs boring samples.
These are examples, not the whole list. If it isn’t in the eight areas above, it isn’t part of the home inspection.
Before we start, you get the inspector’s license and the scope in writing
Before a home inspection is contracted for or started, you receive a copy of the inspector’s license and a written disclosure of the scope of the inspection and anything excluded from it. That’s required by s. 468.8321, Florida Statutes.
We inspect. We don’t repair.
We don’t perform or offer repairs on a home we’ve inspected. Nothing in a report of ours is there to sell you a repair.
Pricing doesn’t change based on what the report shows.
If the report shows something that needs to be fixed, we can come back and update it
If something in the report needs to be fixed, we’ll tell you what it is. You still get the report, and the inspection is paid for when it’s delivered.
Once all the repairs have been completed, we can come back, reinspect, and update the report and its findings. Reinspection is at our discretion.
Questions homeowners ask about full home inspections
Does a home inspection include mold, radon or asbestos?
No. Each of those is a separate inspection by a qualified contractor or inspector, and you retain them yourself.
Does a home inspection include the pool, the well or the drain field?
No. Those fall outside the eight areas a home inspection covers, and each needs its own inspection.
Is a full home inspection the same as a 4-point?
No. A 4-point reports on four systems for an insurance company. A full home inspection covers eight areas and gives a written opinion of the condition of the home.
